EPCs (Energy Performance Certificates)and DECs (Display Energy Certificates) became a legal requirement from April 2008. The introduction of energy measurement of buildings will impact your business if:-
- You are proposing to buy or lease on an existing building (EPC)
- You are intending to sell a building or the lease on that building (EPC)
- You own or lease a building which has “public footfall” (DEC) ( University, NHS trust, Local Authority)
The Production of an energy certificate is a mechanistic process, the outcome is strictly driven by the inputs. When considering how to maximise value from the process of EPC production clients require access to surveyors with the ability to combine the production of the EPC with Value Management and Life Cycle Costing techniques.
Northcroft Environmental Services Group provide energy labelling, both EPC and DEC, services in accordance with the requirements of the European EPBD legislation. Our experts offer clients the following services:-
- Detailed energy audit of their property (EPC or DEC, or both)
- A report including a schedule of cost effective measures to increase the energy performance of a property
- Budget estimates for the schedule of works associated with the implementation of any measures to enhance energy rating.
Northcroft's specialist Environmental Services Team, believe that by combining our ability to model the positive impact of energy saving measures against the capital cost we can offer clients real, measurable, value related choices. These choices may impact both the architectural and the services design of the building as well as choice of fuel type and capital plant. This ability to front end model the options available will prove of maximum value to those clients where market advantage could hinge on solving old problems in a new way.
